WHAT WE LOVE ABOUT THIS PROPERTY:
Has an old school authentic fishing cabin feel. There are two wood-burning fireplaces and a comfy queen Murphy bed in the main living area. The kitchen is smaller but has everything you need to cook most meals. Large lawn gently slopes down to the river’s edge where if the levels are right, you can cast your line there or even pull out your kayak. Rent our next-door sister cabin "The Upper Deck", to expand your group size and experience. You have a paved road all the way in . There is a bonfire pit in the field in front of the river. River View Drive is a neighborhood with full time and part time residents. Cabin is not remote.

PROPERTY LOCATION:
Property is paved all the way to the door. There are no steps to enter. It is about 10 minutes from our world class Blanchard Caverns Recreation area and OK Trading Post with horse trail riding.. It is 5 minutes from Angler's restaurant/ Fishing guide services and 10 - 15 minutes from shopping, medical in the town you're going to fall in love with, MOUNTAIN VIEW ARKANSAS.
Other area attractions include North Sylamore Creek Access, Ozark Folk Center State Park, Loco Ropes Course (tree top adventures), Arkansas Craft School - all within about 15 minutes.
ABOUT THE WATER:
This river is very cold and swift even in August. (Makes for great cool breezes on summer evenings). It is tailwater from two dams and levels fluctuate daily. You may or may not be able to easily stick your toes in the water. Anglers' and Jack's Resort rent John boats and trout guide services economically. Boats can take you to confluences of other creeks where you can swim. Really fun!
RENTAL AMENITIES:
~ 900sf. 1 queen size bed in Master. 1 Queen size bed in living area is comfortable murphy style bed with modern mattress.
~ Kitchen with appliances, drip coffee maker, microwave, cookware, dishes, and cooking utensils
~ deck with lounge seating and a dining table for 4-6.

~ 2 full baths - one with tub shower combo. 1 with walk in shower.

~ wifi via DSL - about 3MB - enough to stream movies

We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

This place is so beautiful and romantic. The view is amazing. We spent the first night out on the deck drinking wine and just listening to the river. Another night we had a small fire, Coffee outside every morning. We added a day while there! The rivsee more

Another night we had a small fire, Coffee outside every morning. We added a day while there! The river is super cold and fast, but there is a little walk in area that we used to splash around. We have two small children ages 2 & 5, so the river was a bit much for them Older kids and adults would be able to enjoy it more. The house is a 15 minute drive to the caverns, which are amazing, and the folk center, which is also totally worth half a day! I'm ready to move to Mountain View! It's a dry county though, so plan accordingly.

Loved this adorable place right on the river! We went trout fishing and cooked them in the fire pit with the beautiful river view. Loved the Murphy bed too. Great location. Close to Mirror lake and lots of restaurants. Would stay here again!

We were impressed by the cleanliness of the cabin and that it was well maintained. The management company was hands on to ensure everything was as expected and made sure we didn’t need anything. The location was great…only a couple miles to town and see more

Everything was great with exception of the bed mattress…it was starting to show wear with body divots on both sides that made you slide to the middle of the bed and into your partner. It was also a little too firm, but we survived. It’s our only cosee more

We love staying at the cabin in Mountain View! This is our fourth visit and it is the most peaceful place. The back deck is so relaxing and a perfect spot for coffee in the morninga cocktail in the evening. The cabin had everything we needed and was see more

We especially liked the fireworks show at Jojo’s for Fourth of July. Thanks for having us and being so understanding when we had to leave early. We can’t wait to come back!

Kinfolks BBQ, breakfast at Rainbow Cafe , and cheeseburgers at Wing Stop were all so good! Wasn't very impressed with Angler's Restaurant. Service was a bit slow (they weren't busy at the tine) and n my Southern opinion, catfish should only have cornmeal coating, not a battered mixture. We went to the Ozark folk Center and enjoyed the shops. Thanks to a small number of visitors that day, we were able to talk to the artisans about their work without having to strain to hear from the back of the room.

PROPERTY LOCATION and ACCESSIBILITY:
Property is paved parking. It is absolutely centrally located just under the hill from the court square. The cabin is located within a cabin cluster so you are near other cabins/people. You can walk to the town square in about 5 minutes. It is about 20 minutes from our world class Blanchard Caverns Recreation area and OK Trading Post with horse trail riding. It is 10 minutes from Angler's restaurant/Fishing guide services and 5 minutes from shopping +medical in the town you're going to fall in love with: MOUNTAIN VIEW, ARKANSAS.
Other area attractions include North Sylamore Creek Access, Ozark Folk Center State Park, Loco Ropes Course (tree top adventures), and the Arkansas Craft School.

RENTAL AMENITIES and VARIANCES:
~ Ideal property for two people although you could bring the kids.
~ Sleeps up to 4; 1 queen and one full-size sofa bed BOTH in the common area.
~ 480 square feet living space
~ kitchen-ette with some appliances (see pics), drip coffee maker, microwave, cookware, dishes, and utensils

~ porch with seating for 2.
~ self check-in available 24 hours via keyless entry / keypad code

ABOUT US, THE BOOKING PROCESS AND FEES:
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

~ We offer free to all our guests an EV charging station. It is a Tesla level 2 and we provide J-1772 adapter for other vehicles. It is located on the historic town square in Mountain View, Arkansas > where you can likely catch some dulcimers in action while waiting on your juice.
