WHAT WE LOVE ABOUT THIS PROPERTY:
Wrap-around porch, rocking chairs. Only a couple of blocks from the charming Mountain View courthouse. It has local flavor décor, is fully wheelchair accessible, AND dog friendly!

**Rental prices are dynamic. This means that the prices vary – determined by software – dependent on area inventory, day of the week, and time of year. You will not know your true price quote until you enter the number of people and the dates you are interested in.

PROPERTY LOCATION and ACCESSIBILITY:
We are proud to offer a fully wheelchair accessible cabin. Soon to be certified RentABLE. Please see photos for all features. It is located a couple of blocks from the main courthouse and charming downtown Mountain View, Arkansas where there is more often than not live music with people "picking and grinning."  Property is named after a movie filmed in our area called "Bootlegger."

We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.

See further rules in the rental agreement. For example: pets are not allowed on the furniture but we provide doggy sheets if it's difficult to keep them off - like ours!


RENTAL AMENITIES and VARIANCES:
The Layout
~ Great room with TV and Buckstove gas fireplace, full kitchen, access to porch.
~ Kitchen is galley style with full-size appliances, dishwasher, drip coffee maker, microwave, dishes, and cooking utensils, ice maker, slow cooker, misc pots/ pans and tableware. No blender.
~ Bedroom #1 has king bed, wall mounted TV with private bath and walk-in shower + washer and dryer
~ Bedroom #2 has wall mounted TV and 2 queen beds
~ Open plan living room has full size sleeper sofa
~ Wraparound porch with sturdy rockers, porch swing, and propane grill (pics of grill forthcoming).
~ Wifi via cable {{need to do speed test but it's best in area}}
~ TVs via cable package
~ Propane fireplace
~ Central heating and cooling

SUPPLIES INCLUDED:
~ All bed, bath, and kitchen linens for number of people contracted. Also body, hand, and dish soap, trash bags, basic cleaning products + tools, and toilet paper.
~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee, filters and sugar, laundry pods, dishwasher pods, salt and pepper, and cooking oil.
~ BYO toiletries such as shampoo

EXTRAS:
~ We offer free to all our guests an EV charging station. It is a tesla level 2 (and J-1772 adapter for other vehicles). It is located on the historic town square in Mtn View AR where you can likely catch some dulcimers in action while waiting on your juice.
~We also offer bike and boat rentals available to peruse after booking

ABOUT US, THE BOOKING PROCESS AND FEES
~ We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and all live very locally to the properties.
~ All properties are self-check-in – with key code – after 4pm. Check out is 11.
~ Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.
~ We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations good for 12 months.

1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID-related government mandates, we will apply your monies paid towards future reservations good for 12 months from the booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.

CANCELLATION PENALTIES:
15% anytime = 15% down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
