WHAT WE LOVE ABOUT THIS PROPERTY:

LIVINGSTON CREEK! What a hidden treasure that you can explore by foot for a mile upstream into the wilderness. It runs years round and has pop up waterfalls across the bank after rains. You can also hear the creek from the screened windows and porches wet seasons. The creek is shallow, not boat navigable and trout run up in the the cooler wetter months. For decades the owners have welcomed flocks of bluebirds to this property that return year after year. This property has the soul of its artists' owners throughout: local crafts, books about the area, local made furniture. It is a quintessential Ozark getaway.

PROPERTY LOCATION & ACCESSIBILITY:

Last quarter mile is level smooth gravel. There are a few sturdy steps (pictured) to enter the property.

It is about 20 minutes from our world class Blanchard Caverns Recreation area and OK Trading Post with horse trail riding.. It is 5 minutes from Jack's Resort restaurant/ Fishing guide services and 10 - 15 minutes from shopping, medical in the town you're going to fall in love with, MOUNTAIN VIEW ARKANSAS.

Some other area attractions include North Sylamore Creek Access, Ozark Folk Center State Park, Loco Ropes Course (tree top adventures), Arkansas Craft School - all within about 15 minutes.



PETS:

We love dogs. And they are welcome here for an additional fee of $60/1, $80/2, and $100/3 - a flat fee for the duration of your stay.

Heads up the pet fee is not included in most quotes you see on certain booking sites --- even if you select you are bringing a pet. Send us a message you will be bringing your fur babies on vacation and we will charge the fee after your confirmation.

See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours!

~1 large smart TV for your streaming apps or BYO gaming

Full size. Located under the house. A little awkward to get to but surely functional!



OUTSIDE LIVING:

Oh boy, where to start. We already mentioned the creek. That is the crown jewel. Be sure to pack some creek shoes so that you may go exploring upstream.

**Supplies included in fee: all bed, bath and kitchen linens for number of people contracted. Also body, hand and dish soap, trash bags, basic cleaning products + tools, and toilet paper.

Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, dishwasher pods, salt and pepper and cooking oil.



BYO toiletries such as shampoo

~~ we offer free to all our guests an EV charging station. It is a tesla level 2 (and J-1772 adapter for other vehicles). It is located on the historic town square in Mtn View AR where you can likely catch some dulcimers in action while waiting on your juice.

All our properties offer wifi that is ample for most use cases (streaming and zooms). This add-on is for those needing best-in-class.



ABOUT US, THE BOOKING PROCESS AND FEES:

We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.

All properties are self check-in – with key code – after 4pm. Check out is 11.

Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam please.

Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.





We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.

1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party booking sites like airbnb have different policies in effect. Please read their fine print.





PENALTIES:

15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
