WHAT WE LOVE ABOUT THIS PROPERTY:
This airy custom river home is sublimely comfortable with indoor and outdoor seating galore.   There are plenty of places to perch and watch the water and the trout anglers in your group.  Indoor and outdoor cooks will all be thrilled with the top-of-the-line extremely well-stocked options.  Kick your feet up in the electric lazyboy sofas and admire the woodburning native stone fireplace.

We love them. Rental prices are dynamic. This means that the prices vary – determined by software – depending on area inventory, day of the week, and time of year. You will not know your true price quote until you enter the number of people and the dates you are interested in.  Rental price includes a maximum of 12 guests - in beds.  RV hookup in the driveway can allow a few more guests for a small fee.

PROPERTY LOCATION, ACCESSIBILITY and ACTIVITIES:
House is located directly on The Little Red River.  It is paved all the way to the drive.   It is 15 minutes from Heber Springs, AR(shopping, restaurants and medical) and Greer's Ferry Lake.  The Little Red is tailwaters from the dam at Greer's Ferry.  It is a renowned destination for trout fishing having previously held the world record for brown trout.*** Important to note that the river is EXTREMELY COLD, even in summer months and not generally suitable for swimming or wading without protection. (river levels fluctuate daily with dam control)***

Greer’s Ferry Lake is a state treasure in the foothills of the Ozark Mountains; all manner of recreational lake activities are at your door.  Rent a pontoon and take your family fishing or swimming there for an afternoon. Another great day is to  Mountain View, Arkansas (The Folk Music Capital of the World) you'll find plenty of quaint shops and restaurants - it is a lovely day trip to the world class Blanchard Springs Caverns and the Ozark Folk Center State Park.

PETS:
Max 3. We love dogs! And they are welcome here for an additional fee of $125 for up to 3 dogs - a flat fee for the duration of your stay.

*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on the furniture but we provide doggy sheets if it's difficult to keep them off - like ours! Important to note that dogs cannot be left unattended without a crate.


MEDIA / WIFI:    There is NO CABLE or Satellite TV programming.  Only streaming / wifi is available and only with logins you provide or free apps that are included.   Want to watch the big game or 5 o'clock news?  You’ll need your login from your cable provider or subscription from home and self-navigate to that app on the smart TV.  There are 3 smart TVs provided: main seating in great room, master bedroom and 'the bunk room' upstairs.

CAMERAS: please be advised that exterior security cameras are in place at the property: They will remain on for the duration of your stay.


THE LAYOUT:  House is on 2 levels. There are 4 bedrooms (with doors) and 3 full baths. In the driveway, there is a hookup for an RV(power only).  There is a moderate-sized front yard for games and in the backyard is the outdoor seating and steep steps to the dock.  The slip in the dock is available for your boat use.  Overlooking the river is an enclosed heated and cooled porch with comfy seating, games and the additional fridge.


KITCHEN / Pantry: This is the most fully stocked kitchen we represent. All appliances are new.   Indoors there is a full stove, dishwasher, 2 full refrigerators/ freezers, an under-counter "crunchy" ice maker, dual drip coffee makers, blender, crockpot, microwave, toaster oven, cookware for a feast(pans, sheets, pots) and flatware for 15 people.  Adjoining the kitchen is a laundry room with basic cleaning supplies and a washing machine and dryer.  


BED AND BATH CONFIGURATION:  

LEVEL ONE:
~ BR#1 = 1 king bed and access to enclosed porch. (sleeps 2)
~ BA#1 = ensuite to BR#1 - tiled shower that is wheelchair accessible
~ BR#2 = 1 Queen Bed  (sleeps 2)
~ BA#2 = accessible from hall to great room and near BR#2

LEVEL TWO:
~ BR#3 = one queen (has pass-through to bunk room)  (sleeps 2)
~ BA#3 = walk-in shower - shared with BR#3 and BR#4
~ BR#4 = 2 bunks (#1 has 2 twins, #2 has 1 twin and 1 full) + additional twin (sleeps 6)



SUPPLIES INCLUDED:
~ All bed, bath, and kitchen linens for number of people contracted.
~ Starter supplies (1 or 2 days worth...depending on personal usage): paper towels, body wash, hand soap + dish soap, trash bags, basic cleaning products,  laundry pods, dishwasher pods, and toilet paper. Ground coffee + filters, sugar,  salt + pepper, and cooking oil.
~ BYO toiletries such as shampoo, toothpaste, etc.


ABOUT US, THE BOOKING PROCESS AND FEES:
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. Established 2016, we proudly partner with THIRD PARTY sites to help promote our listings such as VRBO and AIRBNB< their rules and fees are separate. Study carefully.  
We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.


~ MUST BE 25 years old To Rent
~ NO PARTIES and events not allowed with day guests (parking is limited.)
~ QUIET HOURS - enforced after 10PM.  Sound carries on the water.  Peace with our neighbors is paramount.  
~ SALES TAX:  State, County, City (when in city limits) and Tourism taxes are applied to all booking fees.  Airbnb collects and remits these taxes if your reservation is booked through this third-party agency.  All taxes are regulated by the State of AR
~ RELEASE OF LIABILITY and AGREEMENT to Occupation rules required to e-sign for the main guest.

We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations at any of our properties good for 12 months - handled on a case-by-case basis.

1. We've lowered the down payment to reserve from 50% to 15%. It is NON-REFUNDABLE.
2. We always refund 100% of cleaning and pet fees
3. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.


CANCELLATION PENALTIES:
15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
