WHAT WE LOVE ABOUT THIS PROPERTY:

*new Jan 2023 - fiber internet 100Mbps!* Not another cabin in sight and end of road remote nirvana. While you can't access the White River from this property you surely have a commanding view of it on the deck and porch. There is a neighborhood boat launch you can walk or drive down to as well. Hear the lonesome whistle blow on the rural pokey train that passes a few times a day. The tracks lead to highly desirable Piney Creek where swimming, floating and fly fishing for trout or small mouth bass is legendary...or drive the 5 minutes to "Woo-Hoo Acres", trust us on this.

We want you to make music here and have supplied the property with some instruments to try out around the bonfire pit as well as a turntable and fab LP collections.

This means that the prices vary – determined by software – dependent on area inventory, day of week and time of year. PROPERTY LOCATION and ACCESSIBILITY:

Love back-roading in the best the Ozarks has to offer? This is for you. No matter which direction you're coming in from, you can count on the last 15 minutes to be gravel. While you don't need an SUV or truck or AWD to get here, you'll feel more comfortable. You do NOT need clearance. Pulling out of the hill / valley where cabin is located takes a little punch to climb. An experienced gravel road driver in a sedan won't have a problem with it. The drive here a beautiful journey you will cherish for its old bridges, creek crossings, grazing cows and old barns.



The nearest towns have grocery stores, banks, hospitals, etc with some hidden gems. We have a tree tops ropes course, the Ozark Folk Center state park, antiquing, breweries, and a national forest with trails, waterfalls, and caves galore. Rent a john boat (and guide if you want) to go catch your limit of trout on the river out front or BYO boat in charming and trout-famous Calico Rock. We tip all our confirmed guests to these with our locals' guide.

Ivy Vacations staff is about 10 minutes away.

PETS:

Max 3 -

We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.

Please send us a message to let us know your pup(s) will be accompanying you during your stay.

SUPPLIED AND EXTRAs:

**Supplies included in fee: all bed, bath and kitchen linens for number of people contracted. Also body, hand and dish soap, trash bags, basic cleaning products + tools, and toilet paper.

**Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, salt and pepper and cooking oil.



BYO toiletries such as shampoo

~ we offer free to all our guests an EV charging station. It is a tesla level 2 (and J-1772 adapter for other vehicles). It is located on the historic town square in Mtn View AR where you can likely catch some dulcimers in action while waiting on your juice.

All our properties offer wifi that is ample for most use cases (streaming and zooms). This add-on is for those needing best-in-class.



ABOUT US, THE BOOKING PROCESS AND FEES

We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. We've been in operation 5 years and have thousands of reviews with a cumulative 4.9 guest satisfaction

All properties are self check-in – with key code – after 4pm. Check out is 11.

Confirmed guests received our self-penned "local's guide" to the area. Email and mobile phone you provide is important. It's how we send you info to get you to your property.

Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through if not through ivyvacations d0t net



We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.

1. We've lowered the down payment to reserve dates from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like AirBnB have different polices in effect. Please read their fine print.





PENALTIES:

15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival
