WHAT WE LOVE ABOUT THIS PROPERTY: 

Great vibes, this nest or loft is a regional artisan showcase that is on the National Historic registry – one of the oldest buildings in Mtn View and the very first bank (former). It all new and meticulously designed. It’s located on the town square and has dedicated parking. There is an outdoor private porch and heated floors in the bathroom. You’ve got the building to yourself at night.  Our Ivy Vacation rental offices are downstairs, so can stop us to say howdy if you’re inclined.  *NEW AS OF MARCH 2022: Sound-dampening windows installed!

PROPERTY LOCATION and ACCESSIBILITY:

Located in the heart of the Town Square. Join classes from renowned artisans next door at the Arkansas Craft School or shop the gallery next door at the Arkansas Craft Gallery. Almost any day of the week are top folk musicians circled up picking and grinning behind the court house and near the landmark music store. Multiple restaurants and great shopping are all within one block of the loft. Grocery and medical are all within 5 minutes drive. Some area favorites include Blanchard (world class) Caverns, trout fish on White River, Ozark Folk Center State Park, Loco Ropes treetop adventures. 


PETS:

Max 3. We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.

*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours!


ADD-ONS:

~ Want super steller wifi speeds? Certain properties offer an add-on satellite dish that can offer speeds up to 300Mps - with unlimited data. Inquire. You might have heard of it if you're familiar with Elon Musk. All our properties offer wifi that is ample for most use cases (streaming and zooms). This add-on is for those needing best-in-class.

~ We offer free to all our guests an EV charging station. It is a tesla level 2 (and J-1772 adapter for other vehicles). It is located on the historic town square in Mtn View, AR where you can likely catch some dulcimers in action while waiting on your juice.

Supplies included in fee:  all bed,  bath, and kitchen linens for the number of people contracted.   Also body, hand, and dish soap, trash bags, basic cleaning products + tools, and toilet paper. 

Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, dishwasher pods, salt and pepper and cooking oil.

BYO toiletries such as shampoo, toothpaste, etc.


ABOUT US, THE BOOKING PROCESS AND FEES

We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.

~ All properties are self check-in – with key code – after 4pm. Check out is 11.

~ Confirmed guests received our self penned "local's guide" to the area. Email you provide is important. We send welcome and access info there. Check your spam please.

~ Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.

We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.

1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.


PENALTIES:

15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
